Phase One Site Assessments: Our Phase I Environmental Site Assessment Report always meets or exceeds the ASTM Standard E 1527 and adheres to SBA lending guidelines.  The report may contain the following:

  • Thorough site reconnaissance with a review of neighboring property use
  • Review of multiple historical sources, including aerial photographs, historical maps, and city directories
  • Review of regulatory agency records, including contacts with local fire, health, building, and water quality agencies
  • Thorough interviews of knowledgeable property representatives, including owners, occupants, neighbors, etc.
  • Review of a 1-mile radius regulatory agency data-base report with maps
  • Inclusion of color maps and digital color site photographs
  • Review of physical setting information, including site topography, geology, and hydrology
  • Visual survey of asbestos-, lead-, and PCB-containing building materials and equipment
  • Thorough and concise conclusions and recommendations with associated cost estimates
  • Complete confidentiality of report finding

Collateral Monitoring

Construction Projects: Each time the owner wishes to make a draw from the construction loan (usually on a monthly basis), we make an interim site visit and review. Most importantly, we give you a status update of the project with photos (we give our opinion on the overall percent complete and the percent complete of individual construction items.) We verify that the draw request represents completed work and is commensurate with progress, that funds have been used for their originally intended purpose, and that the remaining loan funds are sufficient to complete. We keep you informed of any changes to the scope of work as well to help avoid budget overruns.   

This service serves some very meaningful purposes.  The first is to have a neutral 3rd party routinely at your construction site that is no way involved in the transaction.  Many times, loan officers never get to the site or rely on the builder or customer to provide progress pictures.  It also takes pressure off the loan officer/bank to fund draws without inspection.  Having an inspection company in place, raises the expectations for everyone involved. 

The second reason is to keep your loan officers on task making loans.  The reason why loan officers are hired is to make loans.  Field inspections can take time away from making loans.  Many times, opportunities are lost when customers come in to apply for a loan and the loan officer is absent.

Another important factor overlooked is insurance liability.  Whether a bank employee commutes with a company auto or personal, insurance risks are greatly elevated.  Walking on a construction site increases the risk of injury immensely.  This service alleviates these risks and missed opportunities.

Auto Flooring:  Auto flooring can be very profitable but it relies on heavy due diligence for the tracking of the purchased inventory.  Lending institutions need to track purchases, collateral location, and collateral condition.  Our services can be tailored to meet your institutions specific reporting needs.
